Property Management Packages
We have a range of packages available which meet the needs of all involved with the properties which we manage.
- Efficient
The Efficient Package includes all of the standard services required by a Management Company.
- Dynamic
The Dynamic Package includes all of the services from our Efficient Package plus a host of services that will assist in augmenting the value of the development and improving the lives of those residing in the development.
It will significantly reduce your administration workload.
- Premium
If you want a development to fully realise its potential and to create a high-quality living environment then we recommend the Premium Package.
This removes all administration workloads, vastly improves the lives of leasees and sub-tenants on the development and should both save money in the long-term as well as augment the value of the property.
Premium Package
All developments will at some stage require many of the services included in our Premium Service Package, which includes all of the services from both our Efficient Package and our Dynamic Package; if you want a development to fully realise its potential and to create a high-quality living environment then we recommend adding the below package.
This package removes all administration workloads from Directors, vastly improves the lives of leasees and sub-tenants on the development and should both save money for the Company in the long-term as well as augmenting the value of the property.
Items from this package may also be individually chosen and added to other packages if required.
Maintenance and Repair
- Act as project manager for non-routine renewals, refurbishment and other works.
- Provide 24 hour 365 day Emergency service.
- Provide car park management facilities including clamping, line painting, etc.
- Keep a record of all warranty repair records.
- Prepare a cyclical maintenance plan for all equipment.
- Maintain access management facility at entrances
Financial & Administration
- Advise on methods of reducing management/maintenance costs for the building or increasing apartment value.
- Provide copies of insurance schedules and maintenance accounts.
Legal & Administration
- Revaluate the property sums on the estate to be insured.
- Provide legal advice to the Board of Directors on matters relating to the lease.
- Deal with all insurance claims if and when required.
- Liaise with the Management Company solicitor if instructed to do so by the Board of Directors on all issues not within agreed remit and responsibilities.
- Enforcement of Covenants against individual Lessees including taking corrective action.
- Deal with and provide corrective or preventative action where possible in the case of disputes and nuisances caused by Lessees or sub-tenants.
- Provide health and safety statements and annual health and safety certificates
- Handle any issues arising with the local authorities, adjoining neighbours, Gardai.
- Provide replies to requisitions on title when a lesee is selling a property from vendors/purchasers and solicitors.
- Organise the renewal of the Fire Certificate where the system has been changed and attend to the Fire Brigade's requirements.
General
- Issue information and advice to new owners and tenants
- Advise on tenant issues and liaise with landlords on evictions and recommended course of action.
- Assist Neighbourhood Watch, Resident Associations and Community Projects
- Issue a periodic newsletter to owners and or/occupiers.
- Advise on management and service charge structures for new developments
- Advise on recommend marketing programs, special promotions and other advertising strategies to the owners in order to maximise occupancy and rental rates.
