The Efficient Package includes all of the standard services required by a Management Company.
- Dynamic
The Dynamic Package includes all of the services from our Efficient Package plus a host of services that will assist in augmenting the value of the development and improving the lives of those residing in the development.
It will significantly reduce your administration workload.
- Premium
If you want a development to fully realise its potential and to create a high-quality living environment then we recommend the Premium Package.
This removes all administration workloads, vastly improves the lives of leasees and sub-tenants on the development and should both save money in the long-term as well as augment the value of the property.
Dynamic Package
Our Dynamic Package includes all of the services from our Efficient Package plus a host of services that will assist in augmenting the value of the development and improving the lives of lesees and sub-tenants living in the development. It will also significantly reduce the administration workload of the Directors. We highly recommend the Dynamic package - a little extra spent today will make a world of difference tomorrow.
Maintenance and Repair
- Interview and select any full-time employees to be employed by the Management Company.
- Deal with un-scheduled cleaning and maintenance.
- Handle issues in relation to security, break-ins or vandalism in the common areas.
- Arrange Emergency security services.
- Provide scheduled weekly maintenance visits to analyse building requirements – including status report and follow-up on urgent issues.
Financial & Administration
- Co-ordinate and take all relevant steps for the collection of service charges arrears.
- Provide quarterly/monthly direct debit facilities to owners for payment of service charges.
- Pay wages to Management Company employees, and deal with all PAYE & PRSI matters.
Legal & Administration
- Deal with all professional and technical advisors.
- Advise the Board of Directors in relation to surveys of the development – Health & Safety, Fire, reinstatement valuations.
- Negotiate the renewal of the insurance policies.
- Liaise with the Management Company solicitor if instructed to do so by the Board of Directors in relation to all issues relevant to the agreed remit and responsibilities.
- Supply copies of the insurance policy schedule on request
- Deal with all issues in relation to the E.G.M. of the Management Company.
- Circulate minutes of meetings as instructed by the Board of Directors.
- Deal with the Inspector of taxes and Collector General on tax matters.
General
- Produce a scheduled report of maintenance issues and quality standards at the development on a regular and defined basis.
- Inform Lessees or sub-tenants when covenants are being broken.
